The peak season is April through November. Weekends and holidays are two night minimum bookings. Major Holidays are 3 night minimums. (Christmas, Easter, Labor Day, Memorial Day, 4th of July)
DEPOSIT POLICY: 1/2 of stay at time of booking, balance at check in. If stay is within 30 days, full payment at booking.
CANCELLATION POLICY: We are a small business. Cancellations on short notice make a severe impact on our business. For that reason our cancellation policies are as follows:
Cancellation prior to 30 days in advance will incur a $50.00 Processing Fee.
Cancellations falling within 30 days of the reservation will lose deposit.
No shows or early departures will be charged full rate.
No refunds prior to the expiration date on voucher, package or gift items.
We cannot give refunds if one night rental is cancelled.
Our goal is to serve you and we will make every effort to arrange for you to find another date and thereby waive all fees.
TERMS OF PAYMENT: Paypal or personal Checks (for payment in advance) or Cash.
NO SMOKING in any of the accommodations. Smoking is allowed on private porches and on the grounds only. We must collect a fee of $150 per room if guests smoke inside.
CHILDREN are welcomed but we must be alerted ahead of time and appraised of ages. We must insist the number of guests not increase after booking and without discussing with the innkeeper prior to arrival. The house and cottages have limits on occupancy.
OCCUPANCY: All suites have one queen bed. Sleeping on sofas is not allowed. Air mattresses are available on prior notice. Main House– 6 adults.
Veranda Suite – 2 adults.
Magnolia Suite - 2 adults
Perkins Suite – 2 adults
The Studio – 2 adults
Carriage House – 2 adults
The house cannot occupy more than 8. Additional overnight guests and sleeping on furniture is not allowed.
PETS: Dogs are always welcome in the STUDIO SUITE if they are house-trained and have crates for containment when the owner leaves the property. City code requires all dogs to be leashed at all times when outside. Any fine or other negative incident caused by pets will be the sole responsibility of the owner. An additional one time cleaning fee of $50 will be added to the room charge per animal and any pet damage will be added to the final charges.
